Tips for lease signing

1. Before you sign the lease, you must first know or learn about the legal terms. If you're a first timer, try to research about these for you to fully understand the agreement. Legal terms are always there for the protection of the property of the owner. If you don't know the legal terms, there'll be a huge possibility of misunderstanding between you and the landlord.



2. Always remember the agreed date, on when to pay the rent or rent's due. You must always remember this because whenever you'd pay late, the landlord has a right to render you penalty, and as a tenant, you don't want penalties that'll cost you a lot of savings.



3. In renting a property, always know how long would you rent this place. Always plan for how long you're going to need the place. It usually ranged for six months or a bit more. By planning and knowing how long you'll be renting the place, you'd be able to save and budget for for the agreed time of lease.



4. Ask your landlord if they'll allow you to move out even before the end of the lease term. If you're planning to move out in an earlier time than the agreement, or if your work requires you to go to different places at any given time and you are uncertain of staying in one place for a long time, it is better for you to have a re-letting fee. If you and your landlord would agree to this, better have it in writing too.




5. See to it that the landlord offers grace period in collecting rent from you. You must always be entitled to have grace period in paying your rent. This is a must to have, because whenever there'll come a time that you have no available money when rent's due, or an emergency occurred that you've used your money for it, at least you'll be able to pay the landlord within the grace period and not have penalties.



6. Inquire whether they are offering services like Internet, cable TV, washer, dryer, available food. Some of them offers these kind of services without additional payment when rent's due, and some will require you to pay additional payment if you want to enjoy these services. You must inquire if there are or there aren't any payments for these for you not to be surprised whenever your bills come, and see that you are charged from the services that you thought are free.
