1. Always check your potential tenant's credit history and information about his/her background. By doing this, you'll be able to know whether your potential tenant can pay on time and if he/she can afford the rate of your property.



2. Always have all of your agreements in writing. Document all of these important agreements for you to be able to have proof that both of you agreed in the said conditions. This may also be a reference for future disputes.



3. You must always remember when is the exact date of the due, for you to be able to be on time in collecting the rent. Before he/she moves, always remember to give them notice and make them settle all of their balances. This'll avoid big loss in your business.



4. Always maintain everything in your property in good working condition, and to have that, you must always have a regular maintenance and repairs. Always listen to the complaints of the tenants and check on the problems and see if it needs repair or replacements. Also be aware that your tenant is the one responsible to pay for the damaged equipments if it is proven that they're the one who destroyed or damaged it.




5. Always make sure that your property isn't being used for illegal works. As a landlord, you must know what's going on in your property. And by checking if it is not being used in illegal works, you can avoid government shutting down the illegal operations including your property. Avoid being involved in this kind of crimes, this'll definitely hurt the value of your property.



6. Always have boundaries between you and the tenant. Give your tenant a privacy and respect it. If you're going to enter the premises, always give your tenant a notification. You can also give scheduled visits and scheduled maintenance. By doing that, your tenants will enjoy their privacy and may have longer time to stay, and lessen your property's vacancy time.



7. For you to become an effective landlord, you must always remember these steps. Remember that having a better relationship with your tenant will give you easier time dealing with them and a less stressful work. The more good relationships you have with your clients the more tenants you'll have in the future, because whenever a certain tenant had a good experience under you, they might refer you to people they know that needed to rent a property.
